THE IPC TEAM

David J. Stevens, CCIM

Principal

David has been active in commercial income property brokerage in the Naples area for over thirty-five years. He works with buyers, sellers and exchangers as well as local, regional and national companies and investors. A noted and well-known expert, he is often tapped as a trusted resource for local newspapers and magazines. David is often a featured speaker at local seminars and industry functions.

He has resided in Naples since 1968 and has been a commercial broker since 1983. He earned his degree in real estate from the University of Florida and returned to Naples to begin his commercial real estate career. David has held the Certified Commercial Investment Member (CCIM) designation, the leading indicator of expertise in commercial and investment real estate, since 1989.

Clint L. Sherwood, CCIM

Principal

Clint is a leasing and sales professional with IPC. Focusing on office and retail properties, he is considered an expert in the market. Balancing a mix of both the supply and demand sides of commercial real estate keeps him apprised of the ever-changing market conditions.

Clint has been a valuable member of the IPC team since 2002 and became a partner in 2012. He graduated from the Florida State University College of Business and realized his interest in investment properties early, double majoring in real estate and finance.

In 2006, Clint earned his Certified Commercial Investment Member (CCIM) designation, the leading indicator of expertise in commercial and investment real estate. He is also an active member of the International Council of Shopping Centers (ICSC), the global trade association of the shopping center industry.

Patrick E. Fraley, CCIM

Principal

Patrick Fraley has handled leasing and sales responsibilities for IPC since 2007, and became a partner in 2019. His expertise spans all facets of commercial leasing and sales, including landlord and tenant representation, marketing properties for lease and sale, canvassing and conducting marketing research and assisting investors in purchasing commercial properties.

Patrick grew up in Naples and is very familiar with its commercial real estate environment. He is equally comfortable working with medical, office and retail properties.

Patrick earned his Bachelor of Arts degree in Business Management from nearby Florida Gulf Coast University.

In 2016, Patrick earned his Certified Commercial Investment Member (CCIM) designation, the leading indicator of expertise in commercial and investment real estate. He is also an active member of the International Council of Shopping Centers (ICSC), the global trade association of the shopping center industry.

Craig D. Timmins, CCIM

Principal

A Naples resident since 1981, Craig is known for his extensive market knowledge and thorough research methods. A long-time industry expert, he started his commercial real estate sales career with IPC in 1987 and received his Certified Commercial Investment Member (CCIM) designation in 1989. He has become a well-known and noted expert in the commercial real estate field, specifically for his sound advice on site selection opportunities for national, regional and local retail and office clients.

He earned his degree in business administration from Rollins College and started his career in banking, serving as vice president and branch manager. With an advanced knowledge of financing, he changed careers and went into commercial real estate sales.

Craig is one of Naples’ most trusted sources, often called upon by the Naples Daily News for commentary on local commercial market trends.

Closed transactions include the sale of the Fifth Third Center in Naples for $50 million, as well as the sale to the Hertz Corporation of its 34-acre world headquarters site in Estero.

William V. Gonnering, CCIM, SIOR

Principal

Bill is one of the most respected leaders in commercial real estate, specializing in industrial/commercial properties, investment properties and site selections. He is known for bringing together buyers and sellers, as well as tenants and landlords, with proficiency that naturally promotes positive results.

Bill is talented in understanding his industry from multiple perspectives. He has earned and maintained his Certified Commercial Investment Member (CCIM) designation since 1982 and holds the Society of Industrial and Office Realtor (SIOR) accreditation for his specialization in industrial real estate. Along with his credentials, Bill owns a number of investment properties, giving him additional insight into the needs of buyers and sellers in each transaction. Bill employs a results-oriented methodology that has been time tested over decades of economic cycles in the local market. He developed and honed his own process for systematic information gathering and efficient targeted marketing efforts. Attuned to customer service, Bill provides a thorough and focused plan for his clients from initial consultation to final closing.

The path that lead Bill to the real estate business began in 1970 when he (reluctantly) accepted a position at his father’s firm in Wisconsin after graduating college. In 1980, he reset his family roots in Naples and joined the IPC team. Since then, Bill has evolved and grown with the team, establishing the foundation for IPC and its ongoing commitment to excellence in the commercial real estate industry.

Today you can find Bill working with his associate and daughter, Christine Gonnering McManus. When not fishing or boating in his spare time, Bill is passionate about his charity work in Kingston, Jamaica, where he builds homes and medical clinics for disadvantaged residents.

Christine Gonnering McManus, CCIM, SIOR

A commercial real estate sales and leasing professional with IPC, Christine holds a bachelor’s degree and master’s degree in business administration from The University of Central Florida. She joined IPC with 10 years of experience in the Southwest Florida real estate market and having earned Sales Person of the Year honors. In 2010, Christine earned her Certified Commercial Investment Member (CCIM) designation, the leading indicator of expertise in commercial and investment real estate. In 2014, she also earned her Society of Industrial and Office Realtor (SIOR) designation.

Christine sits on the Board of Directors for CREW – Commercial Real Estate Women of SW Florida.

As a previous committee member with the Collier County Economic Development Council (EDC), she helped bring national and international business to Collier County. Teaming up with her father, Bill, Christine offers her clients an added level of representation and guidance. Christine and Bill specialize in industrial/commercial properties, site selection and investment properties.

Tara L. Stokes

Tara joined the IPC team in 2013, bringing with her a diversified perspective on the local commercial real estate market. In 2002, shortly after graduating from Hamilton College (Clinton, NY), she moved to Naples and immersed herself into our business community with a position working for the director of the Collier County Economic Development Council (EDC). Tara worked most closely with the local business executives, serving on their Public Policy Committee and EDC Board of Directors, many of whom were principally involved in commercial real estate brokerage, investments and development. The EDC’s priorities, such as civic accountability, regenerative investment capital, economic diversity/sustainability and responsible growth, were strengthened and promoted in much part by these business leaders in the commercial real estate industry.

After working for the EDC, Tara learned the internal operations side of commercial real estate by working for a local developer/landlord doing leasing administration and construction management. From there, she took on the role of property manager for more than 20 neighborhood shopping centers and flex/warehouse properties from Naples to Punta Gorda. This position afforded Tara a hands-on opportunity to communicate daily with and on behalf of a broad spectrum of commercial tenants, building owners and business vendors.

Understanding these dynamic relationships and interests contributing to our commercial real estate market enables Tara to effectively consult with clients at all levels in order to best meet their needs.

Robert E. Carroll, CCIM, MAI

A leasing and sales agent for IPC since 2014, Rob professionally assists clients with all aspects of commercial leasing and sales, including landlord and tenant representation, marketing properties for lease and sale, canvassing and conducting market research.

Rob was born and raised in Naples and is a graduate of Lely High School. Prior to his position at IPC, he worked as a state certified General Real Estate Appraiser with Carroll and Carroll in Naples. He has a bachelor’s degree in Business Administration and Finance from the University of Florida. Rob was awarded an MAI designation from the Appraisal Institute in June 2015. MAI stands for Member Appraisal Institute and represents the most prestigious commercial appraisal designation.

In 2016, Rob earned his Certified Commercial Investment Member (CCIM) designation, the leading indicator of expertise in commercial and investment real estate. He is also an active member of the International Council of Shopping Centers (ICSC), the global trade association of the shopping center industry.
