Impacts Fees & Credits - September, 2014
Impact Fees are an assessment made by Collier County when a new building is constructed. They vary based on the use of the property and how impactful it is on the community. The fees are then paid to various county divisions such as the fire departments, schools, jails, etc. and are used to build capital facilities.
With the return of new construction comes the demolition of old buildings and possible impact fee credits. A credit is given on behalf of the property from the County since the property has already paid the impact fee when it was newly constructed, or was built prior to impact fees being in effect. Credits vary on the determination of use, the age of the building, and water & sewer credits.
In the last 5 years, the County has also developed the Change of Use Program for Commercial Re-Development. The program allows for an existing property,that has had a Certificate of Occupancy in place for three or more years, to change the use of the property without incurring impact fees. This is encouraging news for higher impact uses such as medicaloffices or restaurants.
